Which locations does the Kľúč real estate agency cover?

We work in the Pezinok and Senec districts and in all of Bratislava. Around Pezinok and Senec these include, for example, Modra, Budmerice, Senec, Ivanka pri Dunaji, Biely Kostol or Suchá nad Parnou. Thanks to our long experience we know prices and demand in these locations.

Are you a real estate agency for Bratislava as well?

Yes. Although we are based in Pezinok, we broker the sale, purchase and rental of properties throughout Bratislava, from Petržalka through Ružinov and Nové Mesto to Rača, Vajnory or Dúbravka. Since 2002 Bratislava has been a natural part of the region we work in, together with the Pezinok and Senec districts.

Can you help me sell or rent a property in Senec and the surrounding area?

Yes, the Senec district is one of our main locations. We broker the sale and rental of apartments, family houses, land and commercial premises. We help you professionally and fairly with pricing, presentation and the entire legal process.

Question 5

How much does a real estate agency charge when selling a property?

Accepted Answer

The commission for a sale is 3% to 5% of the sale price, at least €3,000. For properties up to €100,000 it is 5%. You pay the commission only upon a successful sale (it is usually equal to the reservation fee) and it covers the complete service including promotion, marketing and preparation of contracts by a law firm. What is the commission for renting an apartment?

For a lease shorter than 2 years the commission is one month's rent including utilities; for a lease of 2 years or longer it is two months' rent including utilities. In both cases the minimum is €500. The commission is paid by the owner who lists the property with the agency, or by the tenant if the tenant requests the service. The agency reserves the right to charge a commission of one month's rent from both the owner and the tenant if both are contracted. Details are in the price list.

How long does it take to sell a property through Kľúč RK?

On average we manage to find a buyer and sign a reservation agreement within 45 days. The speed of the sale depends mainly on a correctly set price, which is why every cooperation starts with a market valuation based on current data from Pezinok, Senec and Bratislava.

Do you also provide legal services and the land registry filing?

Accepted Answer

Yes, legal services are part of every transaction. Through an experienced law firm we prepare the purchase or lease agreement, verify the legal status of the property, draft the application for registration in the land registry and ensure a safe transfer of the purchase price. We work with verified notaries and lawyers. We also handle more complicated sales where legal or technical defects need to be resolved. We communicate in English, German and Russian as well.

Will you help me with a mortgage too?

Yes. We work with mortgage advisors who will help you find suitable financing when buying an apartment or a house. You arrange everything in one place, without running around banks.

How do I recognise a trustworthy real estate agency?

Check whether the agency is a member of a professional organisation, how long it has been on the market and what experience and references from clients it has. Kľúč RK holds the seal of a verified member of the Association of Real Estate Agencies of Slovakia (ZRKS) and is a member of the Real Estate Union of the Slovak Republic. We have been on the market since 2002 and have positive reviews from satisfied clients on Google.
